HAVE YOU thought of ways to minimise this and what actions have you taken out to if the same leaseholders continually fail to pay their service charges?

  • Tighten up your procedures for your reminder process (eg no more than 14 days to settle the arrears before taking legal action)
  • Send out demands on a tight schedule (whichever your service charge period – do not waiver the right to forfeit as this could lead to a build up of previous service charges arrears)
  • Using solicitors, such as ourselves, the “third party effect” often increases the recovery process subsequently leaving you and your customer “all square” in the property relationship.
